An Electrical Installation Condition Report is an inspection of the fixed wiring in a home: the consumer unit, every circuit, the sockets, switches and light fittings, and the earthing and bonding. The electrician tests each circuit in turn, so the power goes off in short bursts, and most London homes take two to four hours.
If you rent out a property in England you need one at least every five years, and a copy goes to your tenants within 28 days and to the council within seven days if they ask. If you own the home you live in there is no legal requirement, but NICEIC recommends a report every ten years and before you buy an older property.
